  "text": "(This note is not part of the Order)\nSection 38 of the Housing Act 1988 governs the status of certain public sector residential tenancies transferred to the private sector. The tenancies concerned are those existing on the commencement of the Act or entered into pursuant to a contract made before the commencement. In the case of a disposal by the Commission for the New Towns in pursuance of a direction under section 37 of the New Towns Act 1981 (c. 64), “the commencement of the Act” is to be interpreted as 14th November 1990 or such other date as may be specified by Order, This Order specifies 31st March 1996 for the purposes of section 38(4).",
