  "text": "(1) The 2003 Act is amended as follows.\n(2) In section 18 (irritancy of lease and good husbandry), after subsection (2) insert—\n“(2A) Where such a lease may be irritated on the grounds that the rent is due and unpaid, notice as mentioned in subsection (7) may not be given unless—\n(a) the landlord has given the tenant a demand in writing requiring the tenant to pay the rent due before the expiry of the period of 2 months beginning with the date of the demand, and\n(b) the demand has not been complied with.”.",
