  "text": "A contract entered into under section 204, and a tenancy granted further to such a contract, are deemed to have been entered into or granted with the express consent of—\n(a) any person who is (or will be when the tenancy is granted) a superior lessor of the land in which the premises in question are comprised, and\n(b) any mortgagee of that land.",
