  "text": "The owner is entitled to terminate the agreement before the expiry of the fixed period set out in the agreement—\n(a) without being required to show any reason, by giving written notice not less than 4 weeks before the date on which that notice is to take effect, or\n(b) immediately, where—\n(i) the occupier has breached a term of the agreement and, after service of a notice to remedy the breach, has not complied with the notice within a reasonable time, and\n(ii) the owner considers it reasonable for the agreement to be terminated.",
