  "heading": "New ground for possession when superior lease ends",
  "text": "After Ground 2 insert—\n“Ground 2ZA\nThe landlord who is seeking possession—\n(a) holds the interest in the dwelling-house under a superior tenancy where—\n(i) the superior landlord has given a valid notice to terminate that tenancy as a result of which the superior tenancy will end within the period of 12 months beginning with the relevant date, or\n(ii) the superior tenancy is a fixed term tenancy of a term certain which will expire (if the tenancy does not come to an end earlier) within the period of 12 months beginning with the relevant date, and\n(b) is, or, in the case of joint landlords seeking possession, at least one of them is—\n(i) a private registered provider of social housing,\n(ii) a tenant of the superior landlord under a tenancy of an agricultural holding within the meaning of the Agricultural Holdings Act 1986 which is a tenancy to which that Act applies, or a farm business tenancy within the meaning of the Agricultural Tenancies Act 1995,\n(iii) a person who held the dwelling-house for the purpose of making it available for occupation as supported accommodation, or\n(iv) a company of which a local authority owns at least 50% of the issued share capital.”",
